SayeBrook is a new neighborhood being developed in Myrtle Beach (Surfside area) near the intersection of Highway 17 and Highway 544. MEPJ Land, LP is the developer of this community as well as the owner of the State of South Carolina Service Mark Registration for the mark “SAYEBROOK”. This content on this site has no affiliation with MEPJ Land, LP. In addition, this site is not the sole source of real estate services identified by the SAYEBROOK mark.

The primary purpose of this site it to serve as an informative resource regarding homes that are being offered by the builders in SayeBrook and to assist potential buyers with the purchase of new homes in this community.

The new home community of SayeBrook in Surfside is currently being developed with Phase 1 homes that were released starting in April 2023. There are actually two planned communities of SayeBrook that have both been approved by Horry County for development:
NOTE: For now, the development in the new home community of SayeBrook is entirely on the west side of Highway 17 (shown as SayeBrook WEST on the map below).

The SayeBrook community master plan will include new residential homes and a commercial center. Conveniently located, SayeBrook offers a perfect destination of necessity retail, with Target as the main anchor. Junior anchors also include Marshalls and Petco. The SayeBrook Main Street Shops are the gateway to the planned 1,800 unit neo-traditional style SayeBrook Residential Community located on over 740 acres of land. A hybrid lifestyle center, the Town Center brings new customers, as well as repeat visitors, from all of the South Strand for decades to come. Features which set SayeBrook apart from other commercial centers include excellent visibility and access, ample parking, and a beautiful Lowcountry village architectural style.

The first phase of this community will consist of approximately 150+ single family homes. Construction in the new home community of SayeBrook is rather unique in that the completed homes by the builders are intermixed rather than each builder having its own dedicated section of the community. This lends itself well to result in a community with a nice diversification of homes along each street - with different models from different builders along the way!


The builders in the initial phase of SayeBrook are (1) Toll Brothers, (2) Pulte Homes, and (3) Saussy Burbank. There are 3 builders developing the first phase of the SayeBrook new home community:

  1. Pulte Homes. Pulte Homes is well committed to building in the Myrtle Beach area. Pulte Homes was the builder of nearly 1,000 single family homes in Berkshire Forest (Carolina Forest). Pulte Homes is currently in the process of building homes in Arcadia (Forestbrook), Crescent Cove (Myrtle Beach), and the Townes at Barefoot (Myrtle Beach). Pulte Homes is about to release homes in another community, Forestwood - in Longs, SC.
  2. Toll Brothers. Toll Brothers is well committed to building in the Myrtle Beach area. Pulte Homes was the builder in Wren Bay (Murrells Inlet) and Clear Pond (Carolina Forest). Toll Brothers is currently building in Longwood Bluffs (Murrells Inlet). Toll Brothers is about to release homes in Sanderling Bay (Murrells Inlet), Ingram Dunes ( North Myrtle Beach) and Hill Street Villas (North Myrtle Beach).
  3. Saussy Burbank. Saussy Burbank is relatively new to the Myrtle Beach area, but has numerous communities ongoing in the Carolina (Charlotte and Charleston).
NOTE: Builder involvement for the subsequent phases of this SayeBrook new home community will likely be determined based upon the performance of the builders in Phase 1.
